the importance of staging

before.after-staging

There are a million articles out there about the importance of staging a property to sell.  So why am I writing about it?  Reading about it is one thing. Seeing it in action is another.

Since I work with buyers and sellers, I see firsthand how much of an impact staging can make.  I’ve had clients say “no” to a place because the colors of a wall or because the furniture looks like their grandmother’s.  Buyers watch A LOT of HGTV and they have certain expectations these days.  Staging a unit can help make a place shine.

A couple of years ago, I showed 2 units in the same building in Penn Quarter. The units were the exactly the same:  same price, 2 levels, 2 bedrooms, 2.5 baths, hardwood floors on the first floor, carpet on the second and they both had the same view.  Unit #1 was brightly painted (oranges, greens and purples) with a lot of clutter.  Unit #2 was painted in neutrals (tans and creams), was staged and de-cluttered.  My clients bought unit #2.

My point: staging sells.
